Tap 'Sign In' from the Menu tab, then select 'Create account'. Enter your email, name, phone number and password. You'll receive a verification email — click the link to activate your account.
After registration, check your inbox (including spam) for an email from Revalia. Click the verification link. Once verified, you can log in with your credentials.
After your first login with email and password, Revalia will ask if you want to enable Face ID for faster access. Tap 'Enable' to activate it. Face ID credentials are saved securely in your device's Keychain.
Currently, you can use Revalia on up to two devices at a time. To reset your devices, please go to Menu > Connected devices or contact support at revalia@revalia-app.it.
Go to Menu → Profile → Security & password. Enter your current password and choose a new one.
You can reset your password from the login screen by tapping 'Forgot password?'. If you no longer have access to your email, contact us via revalia@revalia-app.it.
Go to Menu → Profile → scroll to the bottom → 'Delete account and data'. This will permanently remove all your data from our systems. This action cannot be undone.
Prices shown are the declared values from official transaction records, displayed as-is without corrections or filters. Some transactions may show unusual values — too low or too high — due to data entry errors or because the cadastral value was entered instead of the actual sale price. Revalia displays all available data for transparency, leaving the critical evaluation of individual values to the user.

Revalia uses official real estate transaction data from public Government records. All prices shown are actual transaction prices, not asking prices.
For each residential transaction, Revalia shows an estimated monthly rental value based on the OMI quotations (Real Estate Market Observatory) from the Italian Revenue Agency for the property's area and the transaction's period. Values are updated every six months and are distinguished by condition: normal and excellent.
On the search results page, tap 'Show rental estimate' below the property category. A panel will open showing the minimum, average and maximum rent. You can select the property condition — normal or excellent — to see the corresponding values.
Estimates are based on OMI quotations by zone and period, which represent indicative market ranges. They do not account for specific property characteristics such as floor, orientation, finishes or recent renovations. Use them as a general reference, not as a professional valuation.
Yes. All data used by Revalia is fully anonymised and compliant with local Government data regulation.
Data is updated periodically as new official transaction records become available. The app currently covers transactions from 2022 to 2025/26.
Revalia covers over 2,000,000 transactions across 210+ urban centres in Italy, France, the United Kingdom and the United Arab Emirates, but coverage varies by area. If no results are found, try increasing the search radius, search in a nearby area, or change country from the Menu. Data density is higher in major urban centres. The full list of available cities is at https://revalia-app.it/en/dove-siamo — if your city isn't covered, you can let us know from Menu → Support → Contact us.
Transaction addresses and coordinates come from official Government records. Positions are geolocated from official data and may differ slightly from the exact property location.
Geolocation is used to automatically centre the search on your current location, avoiding manual address entry. Revalia accesses your location only when you actively use this feature. Location data is never saved or shared with third parties. You can manage location permissions in Settings → Revalia → Location.
For Italy, categories (A01–A08) refer to the cadastral classifications. A01: Luxury residences; A02: Standard residences; A03: Affordable housing; and so on. A07 and A08 are reserved for small villas and villas. For the United Kingdom and France, categories reflect the property type as recorded in the official transaction registers: Flat/Apartment, Terraced, Semi-Detached, and Detached for the UK; Appartement and Maison for France.
Residential: a transaction involving the sale of one or more residential properties (cadastral category Group A, excluding A/10), including any appurtenances (C/2 up to 30 m² and C/6 up to 50 m²) and land. Mixed-use residential: a transaction in which, in addition to residential properties, commercial, industrial, or agricultural properties have also been bought and sold, along with any appurtenances and land.
First save a search from the Search tab (tap the bookmark icon). Then go to the Analytics tab, tap '+' and select the saved search. For best results, import searches without additional filters — you can apply filters directly in Analytics.
CAGR (Compound Annual Growth Rate) measures the average annual growth rate of property prices per m² between 2022 and 2025. A positive CAGR indicates price appreciation over the period.
The bell curve shows the distribution of prices for transactions in the selected area. The blue line is the weighted average, the orange line is the median. Drag your finger across the chart to see the value and percentile at any point.
Tap the share icon (↑) in the top right corner of the Analytics page. The PDF includes all statistics, the price distribution chart, and historical price charts.
The report format is standard and cannot be directly modified at this time. However, the content is fully customisable through the filters available in the Analytics page: period, m², price, category and property type. The PDF exports exactly the data and charts visible with the selected filters.
The estimate is based on actual transaction prices per m² in a 500m radius around your property address, using the most recent 3 available months of data. Your entered m² are multiplied by the P25, median and P75 price per m².
P25 (Bottom 25%) is the conservative estimate — 75% of similar properties sold for more. The Median is the central estimate — half sold for more, half for less. P75 (Top 25%) is the optimistic estimate — only 25% of properties sold for more.
Commercial m² account for different cadastral weights: main rooms 100%, attics/cellars/basements 25%, balconies/terraces 30%, garden 10% up to 10x main rooms then 2%. You can enter these values in the 'Add more details' section of the Valuation page.
The forecast (2026–2030) is based on the CAGR of median prices per m² between 2022 and 2025, applied forward. It is an indicative projection, not a guaranteed prediction.
The estimate is based on statistical data from nearby transactions. Unique property characteristics (views, renovation quality, floor, etc.) can significantly affect the actual value. The estimate should be used as a reference, not a professional valuation.
Additional details allow you to adjust the estimate based on property type (apartment, terraced house, detached villa), floor, condition and amenities. These adjustments are estimated factors and deviate from estimates based solely on official transaction data.
Enter the address, asking price and m² of a listing you're evaluating. The system compares the asking price with the median market price calculated from real transactions in the same area, showing you whether the listing is above, below or in line with the market.
The estimated price is based on the median price per m² of real transactions within a 500m radius of the address, multiplied by the m² you entered. It's the same calculation used in the Value section.
If the asking price deviates by more than 5% from the estimated market price, the listing is considered above or below average. A deviation within ±5% is considered in line with the market.
Yes, the same additional details available in the Value section (property type, floor, exposure, condition, amenities) also apply to the estimated price calculation in Check Listing, adjusting the market estimate accordingly.
If there are no recent transactions within 500m of the selected area, the system can't calculate a reliable comparison. Try expanding your search by changing the address or verify the entered address is correct.
You can still see an analysis based on 2022 data. Signing up gets you your first updated analysis for free; after that, an updated analysis requires a subscription or credits.
Revalia calculates the investment return using standard financial metrics: NPV (Net Present Value), IRR (Internal Rate of Return), MoM (Money-on-Money Multiple) and cash flow analysis. These are based on your inputs: purchase price, monthly rent, investment period, mortgage, taxes and management costs.
NPV (Net Present Value) measures the value generated by the investment above the cost of capital (WACC). NPV > 0 means the investment generates value above your required return rate. NPV < 0 means the investment destroys value relative to your cost of capital.
IRR (Internal Rate of Return) is the annualised return rate of the investment. If IRR > WACC (your cost of capital), the investment is worthwhile. The higher the IRR, the better the return.
MoM (Money-on-Money Multiple) is the ratio of total positive cash flows to total negative cash flows. MoM > 1x means profit. For example, MoM 1.5x means you get back £/€1.50 for every £/€1 invested.
WACC (Weighted Average Cost of Capital) is your required rate of return — the minimum return you expect from the investment. It is used to discount future cash flows and calculate NPV. A typical value is 4–6%.
Rental income grows at the annual rent inflation rate you set (default 2%). The total rental income over the period is calculated as: monthly rent × 12 × years × (1 + rent inflation)^years.
Management costs (e.g. service charges + other expenses) grow at the annual expense inflation rate you set (default 2%). Total management costs = annual costs × years × (1 + expense inflation)^years.
The applicability of capital gains tax varies by country. In Italy it's 26% and applies if the property is sold within 5 years of purchase. Generally, it is calculated on the gain: sale price minus purchase price. If you sell after 5 years, no capital gains tax applies in Italy.
Cedolare Secca is a flat tax regime for rental income in Italy, currently at 21%. It replaces IRPEF and other surcharges on rental income. It is generally more convenient than the ordinary regime for most taxpayers.
The analysis is based entirely on the assumptions you enter. Results are indicative projections, not guaranteed outcomes. Market conditions, vacancy rates, unexpected expenses and regulatory changes can significantly affect actual returns. Always consult a financial advisor before making investment decisions.
Go to Menu → Profile → Country. Select the desired country from Italy, United Kingdom, France and the United Arab Emirates. The app will automatically reload with the data for the new country.
Yes — Revalia covers Italy, the United Kingdom, France and the United Arab Emirates. You can change country at any time from Menu → Profile → Country. Your saved data (searches, transactions, estimates) remains available regardless of the selected country.
Yes — each country has its own independent dataset. When switching from one country to another, the app downloads the data for the new country. The available features and filters automatically adapt to the local market.
Revalia automatically uses the local currency: Euro (€) for Italy and France, Pound Sterling (£) for the United Kingdom, Dirham (Dh) for the United Arab Emirates. All prices are shown in the currency of the selected country.
For Italy and France, an IT/EN and FR/EN toggle is available in settings. For the United Kingdom and the United Arab Emirates, the app is available in English only. You can change language at any time from Menu → Profile → Personal data → Language.
The free plan (no registration) gives access to 2022–2023 transaction data with list and map view, but no saving or analysis features. The registered free plan adds data saving, zone analysis, property valuation, investment analysis and PDF export — all with 2022–2023 data (Italy, France, UK and UAE).
Pay-as-you-go lets you buy credits to use whenever you want, without a subscription. Each credit unlocks access to updated 2022–2026 data (Italy, France, UK and UAE) for any premium feature: property transaction search, property value estimate or investment return analysis. Credits never expire.
The Premium plan includes 10 monthly uses shared across features (searches, valuations and return analyses) with updated 2022–2026 data (Italy, France, UK and UAE), all features and PDF export. No — Pay-as-you-go credits never expire. You can purchase them now and use them whenever you need.
Go to your iPhone Settings → Apple ID → Subscriptions → Revalia → Cancel subscription. Cancellation takes effect at the end of the current billing period. You keep access until then.
Yes — you can upgrade to a higher plan at any time from the app (Menu → My plan → Change plan) or from App Store settings. Upgrades take effect immediately with a pro-rata credit for the unused portion of your current plan.
Yes — annual subscriptions are available with a c. 20% discount compared to monthly billing. You can switch between monthly and annual from the subscriptions section in the App Store.
All payments are handled by Apple through the App Store. Any payment method accepted by Apple (credit card, Apple Pay, etc.) works with Revalia.
Try force-closing and reopening the app. If the issue persists, go to Menu → Profile and tap 'Restore purchases'. If still not resolved, contact us at revalia@revalia-app.it.
